This unique and fascinating cottage, steeped in local history, has been lovingly restored to provide a wonderful holiday retreat. Formerly a working Smithy many of the original features remain. The huge open plan living area with original oak beams and high vaulted ceiling is complemented by contemporary styling. Comfy sofas surround the fireplace with a log burning stove inviting cosy evenings, and a spacious dining area is ideal for leisurely breakfasts. The kitchen is extremely well equipped with everything you could need and more. A wide wooden staircase rises to the landing and on to the Minstrels Gallery where a half loft, originally used to store the iron, has been transformed into a unique double bedroom, open to the high vaulted ceiling and with a balustrade overlooking the living room below. A second compact double bedroom and a single bedroom with views over the town are found off the landing, together with an attractive bathroom. The Smithy provides guests with an opportunity to step back in time and experience the atmosphere of this genuine forge where Mr Bill Prideaux, working up to the age of 89, claimed to be the oldest blacksmith in the country. Today's visitors of course will be able to relax and enjoy their stay with excellent modern facilities and be ideally located right in the heart of Lynton with a choice of shops, restaurants and village inns nearby.

It really does offer the best of both worlds; this impressive detached home is surrounded by stunning rural scenery yet sits only two miles from the principal market town of Barnstaple and just a short drive away from a choice of stunning North Devon beaches. Access to J27 of the M5 is less than an hour away. As soon as you enter through the pillared wooden gates onto the private sweeping driveway, you will know you have arrived somewhere really special to relax and unwind. The spacious contemporary accommodation is light and bright throughout, with high quality furnishings, stylishly presented. A superbly equipped kitchen/dining room is at the heart of the house, where the whole family can gather for leisurely breakfasts or catch up on the days adventures over dinner. This dual aspect room has French doors opening onto a choice of two terraces, which enjoy the sun at different times of day. Two separate living rooms ensure plenty of space for everyone to relax or play and both have doors which open directly onto one of the terraces which surround the property on all sides for easy access to superb views. There are five attractively furnished bedrooms on the first floor. The master bedroom features a pretty Juliette balcony, ensuite bathroom and huge walk in wardrobe. A second king room also benefits from an ensuite shower room. The third bedroom is a double aspect room with sleeping options for a family offering great flexibility by way of two zip and link king size beds that can be converted to four singles on request. The grounds which immediately surround the house are mostly lawned, overlooking paddocks and woodland with wonderful views far into the distance. An elevated tree house (young children will need to be supervised)will provide amusement for the younger guests and a small orchard is being established in a further corner of the expansive gardens.
In the grounds just across the gravelled car park there is a delightful self contained cottage that sleeps two with its own kitchen/diner and bathroom. The cottage is secluded and has a private garden area. There is a residential let in until August 5th, however if you are interested in renting both Priory House and Priory Cottage altogether after this date please contact the office and we will provide you with a special tariff.
For larger family groups or for two families holidaying together, Priory House is just perfect for getting away from it all in spacious comfortable surroundings. The golden sandy surfing beaches of Saunton and Croyde are approximately twenty-five minutes drive away and the fringes of beautiful Exmoor National Park even closer.

Perched on the cliff top edge of one of the prettiest villages in North Devon, Williams Cottage enjoys breath-taking sea views stretching from Baggy to Hartland Point with Lundy Island on the horizon. The sitting room has a cosy wood burning stove and the alcoved window seat is a perfect spot to relax and gaze out at the amazing sea views. From the separate dining room, also with lovely sea views, a few steps lead down into the kitchen which has a stable door opening onto the garden. A fairly steep staircase, typical in properties of this era, takes you up to the separate bathroom and attractive master bedroom where you will be lulled to sleep by the sound of a nearby waterfall tumbling through a cleft down to the sea. Both rooms have stunning views. There is a stream just across the front lawn separated by a low wall. A short stroll leads down to the pebble beach, where at low tide soft sandy inlets appear between the rock pools. The famous village of Clovelly is well worth a visit, via the coastal path, and you can take a fishing trip from the small cove or simply explore the ancient cobbled streets. Westward Ho! and it’s fabulous stretch of golden sands, popular with surfers is just a ten minute drive away. Boat trips to Lundy Island in Summer offer a rare opportunity to see seals, dolphins, puffins and other diverse wildlife in their natural habitat. There is so much to see and do in this unspoilt part of North Devon, and Williams Cottage is a really special home to return to.

The gleaming kitchen features a huge dining table for convivial family meals, and full width fully glazed doors which lead out onto the decked patio can be opened up on balmy evenings to bring the outside in. The living room has lots of comfy seating and together with a sofa in the spacious dining kitchen and additional lounging area upstairs, there is plenty of space for family members to spread out and do their own thing. All of the bedrooms are attractively presented with crisp white linen and finishing flourishes. On the ground floor you will find a double with ensuite shower room and two twin rooms served by the modern family bathroom. Upstairs the owners have created a fabulous landing area with full width glazed doors opening onto a decked balcony and provided an additional TV and lounging area. A really spacious double room and a twin room also have glazed doors out on to the balcony, which has superb views over the surrounding countryside. A second family bathroom serves these rooms. The rear garden is mostly lawned and is fully enclosed, ideal for children. Enjoy eating al fresco on the decked patio or relaxing with a glass of wine in the evening. A gate from the garden leads onto the path which winds its way to the beautiful golden sandy beach, just a five minute stroll away. Croydes pretty village centre with its collection of thatched cottages, popular pubs and ice cream parlour is an easy stroll away and miles of coastal walks, cycle tracks and fabulous beaches are easily accessible. Beachwalk offers a unique opportunity for parties of either six or ten to enjoy this fabulous holiday retreat. During school holidays, July and September, we will be taking bookings for parties of up to ten, however at other times parties of up to six will be able to stay at a reduced rate, and benefit from the upstairs double and twin bedrooms and superb balcony, together with a ground floor twin bedroom.
