In a superb location, set in 3.5 acres of unspoilt countryside, Priory House offers seclusion and privacy. It really does offer the best of both worlds; this impressive detached home is surrounded by stunning rural scenery yet sits only two miles from the principal market town of Barnstaple and just a short drive away from a choice of stunning North Devon beaches. Access to J27 of the M5 is less than an hour away. As soon as you enter through the pillared wooden gates onto the private sweeping driveway, you will know you have arrived somewhere really special to relax and unwind. The spacious contemporary accommodation is light and bright throughout, with high quality furnishings, stylishly presented. A superbly equipped kitchen/dining room is at the heart of the house, where the whole family can gather for leisurely breakfasts or catch up on the days adventures over dinner. This dual aspect room has French doors opening onto a choice of two terraces, which enjoy the sun at different times of day. Two separate living rooms ensure plenty of space for everyone to relax or play and both have doors which open directly onto one of the terraces which surround the property on all sides for easy access to superb views. There are five attractively furnished bedrooms on the first floor. The master bedroom features a pretty Juliette balcony, ensuite bathroom and huge walk in wardrobe. A second king room also benefits from an ensuite shower room. The third bedroom is a double aspect room with sleeping options for a family offering great flexibility by way of two zip and link king size beds that can be converted to four singles on request. A fourth bedroom offers twin single sleeping arrangements and the fifth bedroom is a more compact double. A fabulous family bathroom completes the upstairs accommodation.
The grounds which immediately surround the house are mostly lawned, overlooking paddocks and woodland with wonderful views far into the distance. An elevated tree house (young children will need to be supervised)will provide amusement for the younger guests and a small orchard is being established in a further corner of the expansive gardens.
In the grounds just across the gravelled car park there is a delightful self contained cottage that sleeps two with its own kitchen/diner and bathroom. The cottage is secluded and has a private garden area. There is a residential let in until August 5th, however if you are interested in renting both Priory House and Priory Cottage altogether after this date please contact the office and we will provide you with a special tariff.
For larger family groups or for two families holidaying together, Priory House is just perfect for getting away from it all in spacious comfortable surroundings. The golden sandy surfing beaches of Saunton and Croyde are approximately twenty-five minutes drive away and the fringes of beautiful Exmoor National Park even closer.

Marwood Hill Gardens just up the road is well worth a visit, especially if you treat yourself to a Devon cream tea in the garden room. Huish Cottage is Ideal for families or couples, beach lovers will appreciate the close proximity to Saunton, Croyde and Woolacombe or perhaps travel a little further afield to explore beautiful Exmoor National Park and the twin towns of Lynton and Lynmouth.

Approached by several steps through the front garden the entrance door opens directly into the charming living/ dining room with an impressive stone inglenook and comfy sofa. The country style kitchen is fitted in pine and to the rear of the cottage, with two steps up, is a separate utility room and spacious refurbished modern bathroom. Upstairs are two lovely bedrooms, carpeted for comfort and one having a sloping ceiling in parts. Tiered lawns and multi level gardens, not suitable for small children, give ample space to relax with the sound of the stream meandering by. A gentle stroll will take you down to a rocky beach with sandy areas, as shown in the website photograph. There are plenty of rock pools, good for prawning, and you will find the view along to Clovelly and out to Lundy Island quite spectacular. Just under a mile up the lane you will conveniently find the local post office and store. A gravel path and steps lead up to the front entrance and into the open plan living room with comfy leather sofa and flat screen wall mounted TV. The modern kitchen area is well equipped, featuring a breakfast bar, and there is one double bedroom with an ensuite shower room. Weez House is an ideal choice for surfers, and keen walkers will enjoy exploring the footpath leading almost from the doorstep to the stunning beach at Putsborough around 20 minutes away. To holiday with friends we also have a cottage called Thatcher’s Leggett in the same location. Croyde offers everything you could need in a seaside village, a renowned surfing beach, character cottages and a great selection of pubs and restaurants. Weez House is something a little different, perfect for couples and a welcoming retreat at the end of a fun filled day. Please note that infants are not accepted.

This lovely detached home sits in a magnificent position with breathtaking views of Woolacombe Bay to the front and National Trust land behind. The house is built on a private road just above the Esplanade, slightly removed from the hustle and bustle of the village, but still only a stroll from the three mile Blue Flag beach and the shops. Everything you could need is just minutes away - whether it be restaurants and pubs, pitch and put, crazy golf, surf hire or an impressive spa available in a nearby hotel - there is something for everyone.

The key thing about Baggy Leap is the sea - there are sea views from almost every room in the house. The fabulously spacious living room has floor to ceiling windows with amazing sea views. You can play table football, or pool or snuggle down on the enormous sofas and watch TV, and there is Satellite Plus for the times you want to go outside to admire the sunset. The kitchen is incredibly well-equipped and has a dark blue double Aga as well as a separate oven and hob. Just by the back door are shelves of different sized wellies to borrow for wet weather (including some tiny ones) which we hope will work for everyone in your party. If you're not able to eat outside - in the summerhouse or on the terrace - there's a family dining room with long pine tables and traditional dresser. Enjoy your meals while watching the sea, the sky and Lundy Island.

The house has five bedrooms; four double rooms and a twin room which can be converted to a double room on request. There are three bathrooms and two separate cloakrooms. One of the double rooms has a king-size bed and ensuite bathroom, and spectacular views the length of the three mile beach. Another of the double bedrooms is downstairs and has an en suite shower room. All bed linen is white Egyptian cotton and white towels are provided for use in the house. White walls, cream carpets and curtains and colourful photography combine to create a cool and relaxing atmosphere throughout. There are books and games for rainy days in the second sitting room which has a sofa and bean bags. Baggy Leap has a pretty big footprint, with room for three or four cars to park comfortably at the top of its long drive. It also has a quirky garden layout. There's a sloping lawn in front, leading up to the long terrace that runs the length of the house with a table and chairs to sit at the far corner. A small lawn in front of the summerhouse is a good place to play giant jenga (you'll find that next to the wellies). Behind the summerhouse is a shower to rinse off after swimming or surfing. At the back of the house there are flower and herb beds - feel free to add sage, rosemary or mint to your cooking. A small wooden gate in the old wall opens onto the National Trust land that lies behind the house itself. Go through the gate and up the hill, past the bracken, the brambles and the sheep, and you'll be rewarded by quite breathtaking views.

Perched on the cliff top edge of one of the prettiest villages in North Devon, Williams Cottage enjoys breath-taking sea views stretching from Baggy to Hartland Point with Lundy Island on the horizon. Perfect for couples looking for a tranquil retreat, this delightful character cottage is surprisingly spacious and stylishly presented throughout. The sitting room has a cosy wood burning stove and the alcoved window seat is a perfect spot to relax and gaze out at the amazing sea views. From the separate dining room, also with lovely sea views, a few steps lead down into the kitchen which has a stable door opening onto the garden. A fairly steep staircase, typical in properties of this era, takes you up to the separate bathroom and attractive master bedroom where you will be lulled to sleep by the sound of a nearby waterfall tumbling through a cleft down to the sea. Both rooms have stunning views. There is a stream just across the front lawn separated by a low wall. A short stroll leads down to the pebble beach, where at low tide soft sandy inlets appear between the rock pools. The famous village of Clovelly is well worth a visit, via the coastal path, and you can take a fishing trip from the small cove or simply explore the ancient cobbled streets. Westward Ho! and it’s fabulous stretch of golden sands, popular with surfers is just a ten minute drive away. Boat trips to Lundy Island in Summer offer a rare opportunity to see seals, dolphins, puffins and other diverse wildlife in their natural habitat. There is so much to see and do in this unspoilt part of North Devon, and Williams Cottage is a really special home to return to.
