Nestling in the midst of the most beautiful Devon Countryside, on the fringes of Exmoor National Park, you will find Marwoods Farm. Tucked down a single track lane in the tiny hamlet of Cove and with stunning far reaching views over the lush hills and valleys, this working farm really is a perfect country retreat. The little town of Bampton is just 3 miles away with a lovely choice of shops pubs and restaurants, while Tiverton, a ten minute drive, offers a wide selection of attractions including the twelfth century Tiverton Castle and Bickleigh Mill, located on the River Exe and offering trout lakes and fishing with picnic area, farm shops, waterside tea garden and much more. Just a few miles to the north, Exmoor National Park has something for everyone, walking, climbing, cycling or just enjoying a cream tea in the coastal resort of Lynmouth where spectacular cliffs plunge down to the sea. Adjacent to the owners own home we are delighted to offer four high quality stone built cottages, recently converted from the original farm buildings, using ECO friendly under floor heating and with excellent facilities. Overlooking the shared front lawned garden, each cottage has an individual patio with garden furniture. A special treat is the outdoor Jacuzzi Spa Pool which is available to all guests throughout the year. A discount of 10% is available should all of the cottages be booked together for a group of family or friends.

An open plan living / dining / kitchen has floor to ceiling windows and door making the room light and bright. On a mezzanine floor above, the stylish bedroom has a pristine en suite shower room. The living room features a comfortable sofa bed with linen provided on request, making this cottage perfect for a couple or friends.

This unique and fascinating cottage, steeped in local history, has been lovingly restored to provide a wonderful holiday retreat. Formerly a working Smithy many of the original features remain. The huge open plan living area with original oak beams and high vaulted ceiling is complemented by contemporary styling. Comfy sofas surround the fireplace with a log burning stove inviting cosy evenings, and a spacious dining area is ideal for leisurely breakfasts. The kitchen is extremely well equipped with everything you could need and more. A wide wooden staircase rises to the landing and on to the Minstrels Gallery where a half loft, originally used to store the iron, has been transformed into a unique double bedroom, open to the high vaulted ceiling and with a balustrade overlooking the living room below. A second compact double bedroom and a single bedroom with views over the town are found off the landing, together with an attractive bathroom. The Smithy provides guests with an opportunity to step back in time and experience the atmosphere of this genuine forge where Mr Bill Prideaux, working up to the age of 89, claimed to be the oldest blacksmith in the country. Today's visitors of course will be able to relax and enjoy their stay with excellent modern facilities and be ideally located right in the heart of Lynton with a choice of shops, restaurants and village inns nearby.

In a superb location, set in 3.5 acres of unspoilt countryside, Priory House offers seclusion and privacy. It really does offer the best of both worlds; this impressive detached home is surrounded by stunning rural scenery yet sits only two miles from the principal market town of Barnstaple and just a short drive away from a choice of stunning North Devon beaches. Access to J27 of the M5 is less than an hour away. As soon as you enter through the pillared wooden gates onto the private sweeping driveway, you will know you have arrived somewhere really special to relax and unwind. The spacious contemporary accommodation is light and bright throughout, with high quality furnishings, stylishly presented. A superbly equipped kitchen/dining room is at the heart of the house, where the whole family can gather for leisurely breakfasts or catch up on the days adventures over dinner. This dual aspect room has French doors opening onto a choice of two terraces, which enjoy the sun at different times of day. Two separate living rooms ensure plenty of space for everyone to relax or play and both have doors which open directly onto one of the terraces which surround the property on all sides for easy access to superb views. There are five attractively furnished bedrooms on the first floor. The master bedroom features a pretty Juliette balcony, ensuite bathroom and huge walk in wardrobe. A second king room also benefits from an ensuite shower room. The grounds which immediately surround the house are mostly lawned, overlooking paddocks and woodland with wonderful views far into the distance. An elevated tree house (young children will need to be supervised)will provide amusement for the younger guests and a small orchard is being established in a further corner of the expansive gardens.
In the grounds just across the gravelled car park there is a delightful self contained cottage that sleeps two with its own kitchen/diner and bathroom. The cottage is secluded and has a private garden area. There is a residential let in until August 5th, however if you are interested in renting both Priory House and Priory Cottage altogether after this date please contact the office and we will provide you with a special tariff.
For larger family groups or for two families holidaying together, Priory House is just perfect for getting away from it all in spacious comfortable surroundings. The golden sandy surfing beaches of Saunton and Croyde are approximately twenty-five minutes drive away and the fringes of beautiful Exmoor National Park even closer.

A gravel path and steps lead up to the front entrance and into the open plan living room with comfy leather sofa and flat screen wall mounted TV. The modern kitchen area is well equipped, featuring a breakfast bar, and there is one double bedroom with an ensuite shower room. Weez House is an ideal choice for surfers, and keen walkers will enjoy exploring the footpath leading almost from the doorstep to the stunning beach at Putsborough around 20 minutes away. Croyde offers everything you could need in a seaside village, a renowned surfing beach, character cottages and a great selection of pubs and restaurants.
